Licensed ADU Builders in Camarillo

For a Camarillo ADU, begin with the parcel and the existing building conditions. A mailing address or neighborhood name does not establish the permitting jurisdiction. Confirm the property boundary, utility provider and applicable city or county review before choosing a design.

A detached unit needs a workable foundation and utility route. An attached unit adds structural and waterproofing connections to the main house. A garage conversion needs an assessment of its slab, framing, height and moisture protection before its budget can be compared fairly.

Safeway coordinates the agreed design and construction scope, plan revisions and inspections. We identify decisions such as laundry, access, finish selections and electrical service early so they can be reflected in the written estimate.

Start with the Camarillo ADU ordinance and verify the requirements for your address.

Types of ADUs We Plan in Camarillo

Detached ADUs

A separate dwelling with its own kitchen and bathroom. The design needs a foundation, service connections and usable access; the allowed size and height depend on the applicable approval pathway.

Attached ADUs

An addition connected to the main home. Review the structural connection, roof and waterproofing details, fire separation and utility capacity before settling on the layout.

Garage Conversions

A permitted conversion of an existing garage into living space. The slab, framing, ceiling height and utility service may need substantial work; an existing shell does not guarantee a lower total cost.

Junior ADUs

A unit of no more than 500 square feet within a proposed or existing single-family residence, including qualifying attached garage space. Separate access, an efficiency kitchen and sanitation arrangements need review.

ADU Funding and State Rules

CalHFA funding status

As checked September 16, 2026, CalHFA reports that ADU grant funds have been fully reserved since December 28, 2023. Do not subtract a grant from your budget unless funding is confirmed for your project. Check the official program page for any future reopening.

SB 1211 and multifamily properties

SB 1211 expanded the state approval pathway for detached ADUs on existing multifamily lots to as many as eight, capped by the number of existing dwelling units. It also addressed replacement parking and standards for qualifying state-exempt ADUs. It does not give a typical single-family lot permission for eight ADUs or guarantee faster construction. The property type and current approval pathway determine which provisions apply.

Planning an ADU Budget in Camarillo

These are rounded Safeway calculator examples, not Camarillo market averages or quotes. All use ZIP 93065, standard finishes, one bedroom and bathroom, a flat site, laundry and a private entrance, with no selected separate meter or septic work. Detached examples include a provisional solar allowance. Change the inputs in the ADU cost calculator to explore your own scope.

400 sq ft garage conversion

$130,000–$180,000

600 sq ft detached ADU

$240,000–$330,000

1,000 sq ft detached ADU

$355,000–$485,000

Agency amounts in the model are planning allowances, not current invoices. Larger-unit proportional impact fees are not calculated; actual site work, engineering, utility requirements and agency assessments need a property review. Attached ADUs and JADUs need their own scope and estimate.

ADU Rules to Confirm for Your Camarillo Property

Size and approval pathway

There is no single size limit that applies to every property and ADU approval pathway. State law protects qualifying 800-square-foot ADUs from certain local development limits. Local size caps generally cannot be below 850 square feet, or 1,000 square feet for a unit with more than one bedroom. A 1,200-square-foot design still needs the applicable local and site review. JADUs are limited to 500 square feet. Existing-building conversions have different rules from new construction.

Setbacks and site conditions

For qualifying new ADUs, state law generally limits required side and rear setbacks to four feet. Qualifying conversions within an existing structure, or its same location and dimensions, may not require new setbacks. Building separation, fire safety, easements, height and the applicable approval pathway still need review. Four feet is not a universal instruction to position every wall.

Owner occupancy and rental terms

Standard ADUs do not have an owner-occupancy requirement under current state law. For a JADU that shares sanitation facilities with the main home, an owner generally must live in one of the units; a JADU with separate sanitation facilities does not have that requirement. Rental terms longer than 30 days apply to JADUs and ADUs approved under Government Code 66323. Confirm the unit-specific rental restrictions and any local registration requirements before advertising it.

Permit stages and timing

Plan design, agency review, utility coordination, construction and final approval as separate stages. California law generally gives agencies 15 business days to assess application completeness and 60 days to approve or deny a qualifying complete application on a lot with an existing dwelling, subject to statutory delay provisions. Those deadlines are not a total project schedule. Safeway prepares a construction schedule after the scope, permits, materials and utility work are understood.

Factual review: September 16, 2026. Consult the HCD ADU handbook, state size standards, permit review rules and JADU requirements alongside your local agency guidance.
